From power and site development to facility delivery

A coordinated plan shaped around the customer’s compute load.

Power and site development

Establish the site and load requirements, rights and utility evidence, constraints, interconnection route and energization plan.

Technical supply chain

Define equipment packages and coordinate suppliers across power, cooling and network interfaces, logistics and installation sequencing.

Facility delivery

Coordinate construction and installation, commissioning, acceptance records and operating handover against an agreed project scope.

Projects and services are in development. Scope, capability, capacity, delivery timing and commercial commitments are confirmed for each engagement.

LintelBusiness model · 30 October 2026

Defined engagements. Clear commercial responsibilities.

Buy a development or delivery scope; add contracted facility services where applicable.

Facility customers

Compute operators and enterprises with a defined facility requirement. Site and power owners engage under a development or cooperation mandate.

Revenue

Development, engineering and integration milestones; facility capacity, colocation and asset-management fees where contracted. Equipment purchases and project capital stay separate.

Operating interface

Lintel delivers physical infrastructure. INTERTIE operates compute and models. Capacity, acceptance and operating responsibilities connect the two.

Repeat specifications, interfaces and acceptance methods. Site rights, utility evidence, approvals and responsibility remain project-specific.

LintelDevelopment platform

We develop the infrastructure behind AI factories

Our work brings power, liquid cooling and modular systems together, from equipment sourcing and engineering coordination to site integration and delivery.

Site development

Land or building rights, site assessment and utility coordination.

Engineering and construction

Facility design, permits, equipment and construction scope.

Colocation

Power, cooling, space and connectivity for tenant compute.

Asset management

Commissioning, operating handover and ongoing project responsibilities.

Our projects are under development. Project list available upon request.

LintelENGINEERING THE AI FACTORY

Liquid cooling. GB300 to Vera Rubin.

Our development focus includes GB300 liquid-cooled facilities and Vera Rubin infrastructure. Each platform brings a different thermal basis to the power, cooling and building design.

Power for compute.

Translate the tenant equipment schedule into distribution, resilience and metering requirements.

Platform-specific cooling.

For GB300, CPUs and GPUs are liquid-cooled, with air cooling for other components. Vera Rubin's full-liquid architecture changes that design basis.

Modular by design.

Coordinate modular electrical and cooling packages, cooling distribution units, pipework and maintenance access with the rack layout.

LintelMatching client facility requirements

Four things we need from your tenant brief

Clients provide us with a tenant brief that sets out the technical and commercial requirements for their desired facility.

RequirementProject specification
Location and powerLocation, utility supply and critical IT load.
Compute environmentRack density, cooling and connectivity.
DeliveryPhasing, installation interfaces and required service date.
CommercialFacility term, service scope and payment structure.

Utility supply and critical IT load are reported separately.

LintelHow we structure our projects

Development, facilities and compute have distinct roles

Lintel or a project company holds the development and facility obligations; engineering partners build; the tenant or compute operator owns the GPUs and runs the cloud.

Project financing flows to the Lintel project company, with separate engineering and tenant scopes.Investors and lendersCapital structure reflectsproject size and scope.Lintel / project companyProject development and contracted facility obligations.Engineering partnersDesign, permitting support, equipment and construction.Tenant / compute operatorGPU equipment, applicationsand cloud operations.Engineering and construction scopeFacility service agreement

LintelDEVELOPMENT

How a project advances

Each phase produces the information and agreements needed for the next. The programme is set for the particular site, tenant and delivery structure.

01 Qualify

Establish the site and power basis.

Phase record:Site assessment · utility information · permit path · open conditions

02 Design

Define the facility and delivery scope.

Phase record:Design basis · responsibility matrix · cost plan · phased programme

03 Deliver

Build and commission the agreed scope.

Phase record:Approved delivery scope · construction progress · commissioning results

04 Operate

Accept, hand over and plan ahead.

Phase record:Acceptance record · operating handover · maintenance and expansion plan

Project capacity is stated with its basis: utility supply, critical IT load and development phase. Service dates depend on the connection, permits, construction and funding programme.
